  10. Looking to buy a home (first time) – Down Payment Assistance Options?

    So I’m almost 40 and I’ve always lived in apartments, except from 2015-2017 when I moved in with my gf because we had a kid.

    Long story short…it didn’t work out and now I’m back in an apartment. I make a decent living but I make more than the income limits for down payment assistance for a new home.

    This is the point in my life where I wish I had been more responsible and now I’m making strides to do that by paying down debt.

    However, who knows when I’ll have enough for a down payment for a home for me and my daughter. Are there any options for me when I make more than income required for assistance?

    1. It’s tough to say without knowing your income but all programs have their own income limits. The highest amount for San Bernardino County is 131,600. If you make more than that mount, these programs will say you make enough to save for a down payment.

  13. This is using public money– taxpayer money to subsidize the banking industry. Speaking with a high school math teacher, recently, at an OFFICE DEPOT location, I was not surprised but was disappointed that he didn’t understand how home loans are amortized and that like student loans it is a form of slavery. Print-out your loan amortization table, which your lender should provide upon request, make a copy of it and file the original. Then start prepaying principal preferably in increments on an entire monthly payment. If you can’t afford to actually do it, then pretend you’re doing it and learn what it would save in interest and get busy. If you can’t explain it to your child or spouse then you don’t understand it yet. Whatever you do, don’t refinance and start all over again. Discouraging what I’m describing is as immoral as using taxpayer money to “assist” would-be home-buyers no matter now generous it sounds in such articles. Do it personally– meaning subsidize someone who hasn’t saved for a down-payment with your own money but don’t do it as a government employee with other’s money. Don’t even propagandize for it. That is not equity: it is just more welfare and does not promote responsibility and an honest sense of ownership. Consider BLM vandals and looters, not much different that the Watts riots in 1965 and subsequent similar “demonstrations” in San Bernardino: “I’ll show you; I’ll burn my home and community down; I’ll make a permanent reputation for the place that will destroy property values for anything except concrete tilt-up warehouses such as the #1 Fortune Global 500 company– WalMart, that don’t require anything from government except sales and property tax collection.
